Gainsborough Centre, Kiama Downs – A Rare Neighbourhood Shopping Centre Investment
Positioned in the heart of the thriving coastal suburb of Kiama Downs, Gainsborough Centre presents an exceptional opportunity to secure a prominent neighbourhood shopping centre in one of the Illawarra’s most desirable and tightly held locations. Strategically located on a substantial corner site with excellent exposure and convenient access, the property serves as the primary retail destination for the surrounding residential catchment.
Anchored by a nationally recognised supermarket and complemented by a diverse mix of long-established specialty retailers and essential community services, the centre enjoys consistent customer traffic and a loyal local customer base. Ample on-site parking, strong street presence and convenient accessibility further enhance its appeal for both tenants and customers.
Beyond its established income profile, the true value of this asset lies in its future potential. With ongoing population growth throughout the Kiama region, increasing demand for neighbourhood retail, and evolving planning policies encouraging higher-density mixed-use developments, the property offers significant scope for value creation through refurbishment, repositioning or potential redevelopment (subject to council approval).
Whether you are a private investor, syndicate, institutional purchaser or experienced developer, this is an opportunity to acquire a landmark commercial asset with multiple avenues for future growth. The combination of secure holding income, strategic location, substantial landholding and long-term development potential makes Gainsborough Centre an investment rarely offered to the market.
Located only minutes from Kiama’s beaches, schools, transport links and major arterial roads, the centre benefits from a strong and growing demographic while enjoying the lifestyle advantages of the NSW South Coast.

About
History of Gainsborough Centre
Developed by The Homes Corporation in the early 1980’s, Gainsborough was the original name of the housing estate to the western side of what was then the Princes Highway, Kiama Downs (now Riverside Drive). Today although the area is formally part of Kiama Downs, it is still is informally known as Gainsborough by many of the locals, especially those who have been there since the inception of the estate.
History about the Gainsborough Centre is somewhat sketchy as it was built before Council Records were digitised & similarly local newspapers from the time are still hard copies which makes searching through them very time-consuming.
The original survey for the Gainsborough Centre shops was conducted in late 1987 or early 1988, however, it was still a couple of years later before the Development Application for a Shopping Centre and Medical Centre, under the Environmental Planning Assessment Act 1979, was approved by Kiama Council on 30/07/1990. The Building Application for Gainsborough Centre was approved by the Town Clerk 23/10/1991.
Over the years many local businesses have called the Gainsborough Centre home, however, some have stood the test of time and been there almost as long as the Gainsborough Centre itself. Gainsborough Meats wins the “Gold Medal” as the longest tenant of the centre. Although there has always been a Bakery, Supermarket, Liquor Store & Restaurant as long as this writer can remember, the individual owners of those stores have changed over the years. Some may also remember a Garden Centre occupied Shop 11 in the early days.
